the right Property
First it is important to find property that suits your needs. Zoning,
terrain, location and price should all be considered. If you have a home plan in mind, you
need to consider zoning regulation such as minimum building setback, height and design
constraints. Research construction regulations to insure that the design will be allowed.
A determination needs to be made if the home you would like to build will be appropriate
on the property. Many
properties do not allow for the home to be placed on a slab. Pilings are also required in

Finding
a designer
Above all the designer must be qualified. It is appropriate to ask to see examples of
construction drawings, inquire about education and ask for references. References from
past clients and builders can be an effective way to evaluate a designer. Just as
important as competency, is the designers ability to share your dream. Can the
designer visualize your thoughts? Can you communicate well with the designer? Remember,

Finding
a builder
In many ways finding a builder is similar to finding a designer. You should ask to see
examples of past work and check references. Confirm that the contractor is licensed in the
state that the home is to be built. Consideration must be given to the builders
schedule and workload. Ensure that the builder will be ready to start your home. Evaluate
the size and type of homes that the builder normally builds. It works better if the
builder constructs homes that match the size and level of detail that you require. As with
the designer it is very important that the contractor shares your vision for the home. If
he does, you will both be working toward the same goal.

Construction
supervision
The contractor and the local building official many times provide the only construction
supervision. In most cases this is adequate. In some cases the client feels more
comfortable to have a third party inspection. In this case a consultant is hired to
inspect the home at predetermined stages of construction. This gives the client assurance
that all construction materials and methods are done properly. This is effective because
the third party does not have a financial interest in the home. Their only duty is to
report the findings to the owner.
